South Pasadena Coronavirus/COVID-19 Eviction Moratorium
South Pasadena tenants are protected from evictions related to Coronavirus/COVID-19 income disruptions. During the Coronavirus/COVID-19 state of emergency, South Pasadena landlords cannot evict a tenant for non-payment of rent due to financial disruption related to Coronavirus/COVID-19.
To qualify for eviction protections, South Pasadena tenants must:
- Demonstrate that the Coronavirus/COVID-19 has impacted them;
- Provide a written notice to the landlord of inability to pay rent due to the Coronavirus/COVID-19 impact, with supporting documentation.
Under the South Pasadena Coronavirus/COVID-19 eviction moratorium, impacts include:
- Contracting Coronavirus/COVID-19;
- Caring for a household or family member who has Coronavirus/COVID-19;
- Layoffs, loss of hours, or other income reduction resulting from business closure or other Coronavirus/COVID-19 related economic impacts;
- Compliance with a requirement from a government health authority to stay home, self-quarantine, or avoid congregating with others during the state of emergency;
- Extraordinary out-of-pocket medical expenses; or,
- Child-care needs arising from school closures related to COVID-19.
Supporting documentation likely includes, paystubs, time cards, proof of out-of-pocket medical expenses related to Coronavirus/COVID-19, proof of medical care or quarantine, employer or school notes, or doctors citing the Coronavirus/COVID-19.
South Pasadena tenants have six months following the expiration of the local Coronavirus/COVID-19 state of emergency to pay any deferred rent.
Additionally, water and sewer shut-offs are suspended for sixty days for tenants who demonstrate that the Coronavirus/COVID-19 pandemic has impacted them.
South Pasadena joins numerous other California cities that have, or will soon pass, Coronavirus/COVID-19 eviction moratoriums, including San Francisco, Oakland, Berkeley, San Jose, Santa Monica, Culver City, Stockton, Sacramento, San Diego, Alameda, Burbank, Pasadena, Vallejo, Inglewood, Glendale, El Monte, and Los Angeles.
